Please help me with Group manager

So I am new to servers, I have gotten everything so far to work well, and now im just to the point of group management, I need to be able to have one Admin and everybody else as normal ranks with the ability to use /spawn /warp /bal /baltop /pay and to build and break, I am using GroupManagerX on a 1.12.1 server, with EssentialsX
Any help would be appreciated! hopefully fast help as well!
